1.) Do you have access to at least $2,500 to get started?

It’s important to have at least $2,500 ready before moving forward with the buying process. As a buyer you should be prepared for upfront costs like the property inspections and appraisals. Most importantly the Earnest Money Deposit (EMD), this is your good faith payment that shows seller how serious you are.

 2.) Do you have a pre approval, or are you ready to purchase with cash?

Looking at property is the fun part, but not if you're unprepared. Shopping for a new home without a pre-approval is like test driving a car without a valid license.  Make sure you are one step ahead of your competition by having your finances in order before you look for a home.

3.) Are you ready to buy a home in the next 3 to 6 months?

Needing to purchase a home immediately may not allow you enough time, you should give yourself at least 3 months to search for a new home and complete the purchasing process. The market is changing daily, if you need more than 6 months to move forward, many of the homes that interest you may not be available 6 months. Prices can also fluctuate during that time.  

4.) Are you prepared to take the time to shop for a home?

Just because the commercial says you can buy a home with the click of a button doesn’t mean it’s true. In reality it takes a little more effort than clicking a button. Purchasing a home requires not only a financial investment but also, your time. 

    Some Points to Consider:

  • Showings Appointments - Each appointment can range between 20-30 minutes for each home. Is it better for you to see homes before or after work? Perhaps it works best for you to view your options on the weekend.
  • Property Inspections - once you purchase home the next step is to have the home inspected by a professional. Allow 3-4 hours for a general inspection.
  • The Closing - Once everything is said and done, you will need to be present for the closing where you collect the keys and sign final paperwork for the home. Allow at least 1-2 hours.

5.  Are you ready to work with one Realtor to help me through the process?

For most people the process will take between 10 to 60 days to complete. This process involves many different people with several specific jobs that they need to perform before you can call it home. The home buying process can be intense, having a professional Realtor to work hand in hand with you as your representative, will help you through this process with accuracy and ease.
